Management Services Price List

We find that typically nearly all property owners requirements and needs are unique, therefore the below fees and services should be used as a guide only. After the initial consultation we will be able to make an offer for our property management services.

As far as possible we operate an all inclusive pricing model for our property management services. Where possible we try to avoid added fees and hourly rates. 

Standard Property Management

Our standard monthly fee for property management is €75 per month. This fees includes (but is not exclusive to);

  • Relating to administration: utility payments, meter reporting, house liaison and fee payments, other property related payments, local municipality (& national) compliance and reporting, monthly account reporting to the property owner, assistance relating to property owner’s government-gateway/ügyfélkapu and tax related matters (private individual only).
  • Regulation adherence: chimney inspections, utility annual inspection, house access (as required), local and national municipality regulations.
  • Basic maintenance: regular property inspection, organisation of contractors for basic maintenance, servicing, installation and repairs.
  • Other: mail collection, 2x (minimum) monthly apartment visit (vacant), purchasing of small items/replacements.

Additional services not included in our Standard Property Management fee;

  • Cleaning & laundry
  • Annual tax return (private individual only)
  • Furnishing/Re-furnishing of property either in part or full
  • Renovations & larger works beyond basic maintenance/repair.
  • Utility & services connection/re-connection
  • Property registrations (i.e. short term letting)
  • Debt/back payment issues

These services are quoted for on an individual basis.

Start Up

It is necessary that a start up fee is applied. This fee can vary depending in the property owners requirements, condition of the apartment and related administrative* workload. This fee includes the first months management fee. Guide price €250. On occasion this fee is not necessary and can be waived or reduced. Confirmation of the start up fee will be given after the initial consultation.

*Unfortunately, many property owners come to us after they have encountered problems maintaining their property or after their current/previous management company has failed in their responsibilities. When this occurs it can take a lot of work and many administrative hours to get the property back into good order.

Long Term Letting

  • Half of one months rent or not less than €250. This fee covers;
  • The liaison between tenant, owner, letting agent and the arrangement of the notary. 
  • Lease agreement alterations and preparation in time for notary visit.
  • General preparation for the apartment handover.
  • Utility reporting, inventory preparation. 

Our partnered property letting agent charges 1 month rental fee as commission (inc. VAT).
